Hardwood floor refinishing cost starts at the crew hour

Refinishing is one of the few flooring scopes the federal wage tables count on its own. Floor Sanders and Finishers is occupation 47-2043 in the May 2025 Occupational Employment and Wage Statistics. It is a small trade, 3,720 jobs, paying a $24.25 hourly median and a $50,440 annual median, with the middle half at $20.00 to $28.66 an hour.

The occupations people price refinishing against sit higher. Carpenters, who cover wood flooring installation, ran a $29.12 median and floor layers ran $27.15. A carpenter line overstates a sanding crew. Construction laborers at $22.66 understate it.

Screen and recoat is not a refinish

The biggest fork in any hardwood floor refinishing cost is whether the floor goes to bare wood. A screen and recoat abrades the existing finish and takes two coats. A full refinish runs the grit sequence and takes three. Minwax states the rule on both floor products: over stain, or on a screen and recoat, only two coats are required.

One coat less is one gallon set less, one drying window less and one crew day less. Quote the two scopes as two prices, and put in writing which one the floor qualifies for. That gap is most of the hardwood floor refinishing cost.

Gallons come off published coverage, not a rule of thumb

The coverage rate does more damage to an estimate than the price per gallon does. Minwax publishes 600 to 700 square feet per gallon for Super Fast-Drying Polyurethane for Floors and 400 to 500 for Ultimate Floor Finish. Same maker, same category, a 300 square foot spread.

Work an example. A 900 square foot floor at 400 square feet a gallon needs 3 gallons a coat once rounded up, so three coats on bare wood is 9 gallons, $539.82 to $656.91 of finish. A 700 square foot product on a two coat screen and recoat needs 4.

Stain is a gallon and a day

Stain sits between the last sanding pass and the first coat of finish, priced by the gallon with its own drying window. Gallon interior stain ran $34.99 to $49.99 at the same two suppliers on September 10, 2026: Sutherlands lists Minwax 1-Gallon Classic Gray Wood Finish Wood Stain at $34.99, McCoy’s lists Minwax WoodStain, Semi-Transparent, Golden Oak, 1 gal at $49.99.

Quote a stained floor as one gallon set of stain, the extra drying day, then the two coat schedule the maker allows. Customers read a stain upcharge as paint. It is a lost day.

Abrasive is a consumable, not a tool

Coarse abrasive is thrown away on the job, so it belongs in materials next to the finish. Sutherlands listed Varathane 36-grit and 50-grit EZV Floor Sanding Discs in 3-packs at $9.99. McCoy’s listed a Norton 4 in by 36 in 50-grit coarse aluminum oxide sanding belt at $8.49. Two machine formats, quoted separately.

When refinishing stops beating replacement

There is a point where sanding costs more than buying new, set by the material price of solid hardwood. Two conditions push a floor past it regardless of arithmetic. Boards sanded down to the tongue have no wear layer left, and cupped board that will not flatten has to come out. Everything else is a hardwood floor refinishing cost you compute against a material band you look up.

Build a hardwood floor refinishing cost in this order

1. Measure the sanded area, not the room

   Bill the boards the drum and edger actually cross. Closets and thresholds get sanded, and a room measured at the baseboards understates them.

2. Decide screen and recoat or full sand

   Sound finish takes an abrasive screen and two coats. Bare wood takes the full grit sequence and three. Price the scopes separately.

3. Count gallons off published coverage

   Divide sanded square feet by the maker coverage rate for the finish you carry, multiply by coats, and round up to whole gallons.

4. Add abrasive, stain and crew days last

   Discs and belts are consumables. Stain adds a gallon and a day. Crew hours follow the coat schedule, not the square feet.
